RENTING A PROPERTY

Document Needed

  • Valid Passport with 6 months to 1-year validity

  • Valid visa proof, such as working permit or student visa 

  • Employment letter for job holders (optional)

  • Offer letter for students (optional)

  • Signed tenancy agreement

As a foreigners, it’s hard to know where to start and you may not know much about the local property market. Hopefully with this guide, you will be able to rent a property hassle-free, like an expert!

Step-by-step Guide

  1. To appoint agent.

  2. Tell the agent about your requirement such as budget, size, amenities nearby, moving date and other preferences.

  3. Viewing properties.

  4. If you found a desired property, starting negotiation with owner about rental price, request item etc,  agent will help to do it. 

  5. Sign Letter of Offer and pay earnest deposit (normally 1 month earnest deposit are required).

  6. To sign Tenancy Agreement (TA), must check the contents carefully.

  7. To pay balance of payment, such as deposit 2 months rental (refundable), 0.5 month - 1 month utilities deposit (refundable), stamping fee, and document fee (is depends on the agency).

  8. Receive keys and move-in.

  9. Usually some problem come up in Malaysia house (condo), please do not panic and inform agent (or owner ) to settle it.
