5 Mistakes You Should Avoid When Renting a Property in Malaysia

With so many listings online - houses, apartments, and condominiums for rent, how do you decide which house to rent? When renting a house in Malaysia, you should be alert with these tips:



Sign agreement

1.Did not read through the tenancy agreement

First, read through the tenancy agreement! Tenancy agreement is a legal covenant between a landlord and tenant that outlines the duties and obligations of each party during the tenancy period. Moreover, it also contains detailed information of the unit being rented out, along with its furniture, electrical appliances, and other clauses. For instance, if things such as electrical appliances and water taps don’t work, who bears the costs?

2.Failing to capture photos and list down the property defects

You should pay attention to the tenancy agreement and the inventory lists. The property agent will go through the inventory lists with you before you move in. You should point out the defects with the property agent, capture a photo and save it in your phone, then record it down in the inventory lists. This is to avoid the landlord penalizing you on those defects when you move out.

3.Did not make any research on the neighbourhood

Before paying a deposit, you should go for an inspection and check out the area. You can do an online search to better understand the area such as nearby public transportations (MRT, LRT, Monorail station, KTM station etc.), medical center, schools and universities, and shopping malls, as well as the crime rate. This is especially important for ladies and guys who take public transportation and walk home alone after dark.

4. Did not make any research on rental rate

Before visiting the actual unit, do an online survey on the monthly rental. This helps you find out the average rental rate in the area and avoid paying too high a price.

5. Did not ask all the fees that you need to pay

Beside the rental fees, you need to ask about all the fees that you need to pay.


  • Tenancy agreement and stamping fees

  • Security deposit

  • Utilities deposit

  • Access card deposit

  • Parking fees (not included in the rental)
